Consent For New House in Green Belt Location Acting on behalf of private clients, Goadsby has obtained planning permission for the construction of a new 4 bedroom detached house in the hamlet of Mannington, East Dorset. The new dwelling will replace an existing small bungalow that was built in the 1960’s.

Planning permission for new housing in green belt locations is unusual, even where existing buildings are being replaced; as the normal criteria require any replacement dwelling to be of a similar size to the original. However, Goadsby pointed to a recent change in permitted development regulations whereby the existing bungalow could have been extended upwards without permission being required – and this therefore formed the ‘benchmark’ against which the proposed new house was assessed.

Goadsby Director of Planning Peter Atfield states, “The new permitted development regulations put a different perspective on how Dorset Council appraised the application, concluding that very special circumstances clearly outweigh any harm to the openness of the green belt.”
