Below are Goadsby Standard Fees For Tenants
PERMITTED PAYMENTS FOR ASSURED PERIODIC TENANCIES
As well as paying the rent, you may also be required to make the following permitted payments.
Before the tenancy starts (payable to Goadsby ‘the Agent’)
Deposit
Equal to 5 weeks' rent
Tenancies are exclusive of all rates and utilities unless stated otherwise and tenants are liable to pay these along with insurance they may wish to purchase for their own contents and belongings.
During the tenancy (payable to the Agent)
Payment of £50 inc VAT to amend/add/remove a named tenant or permitted occupier – Please note this will be at the landlords discretion
If the rent is over 14 days late an annual percentage rate of 3% above the Bank of England base rate will be payable
Payment of the reasonably incurred costs for the loss of keys/security devices
Payment of any unpaid rent or a fee up to the amount of rent owed if tenant does not give correct amount of notice (2 months in line with the rent due date).
PERMITTED PAYMENTS FOR NON HOUSING ACT TENANCIES
As well as paying the rent, you may also be required to make the following payments.
Before the tenancy starts (payable to Goadsby ‘the Agent’)
Administration fee of £416.70 + VAT (£500)
Covering referencing, contract completion, inventory preparation
Deposit
Usually equal to 6 weeks’ rent
During the tenancy (payable to the Agent)
Extension of contract fee £100 +VAT (£120)
This charge is for drawing up extension paperwork between the tenant and landlord
